Recently we were approached by a client who we had previously assisted with the purchase of a motorbike showroom using a bridging loan, but now needed to refinance on to a longer term loan.

Requirement:

Originally purchased under value, the motorbike shop was purchase with bridging finance; a short-term solution to fast capital. Similar to this case study, bridging finance is often used to purchase a property before the debt is refinanced onto a longer term. Our experienced adviser Guy Nyirenda was looking to find a suitable, affordable refinance solution for his client.

However, complexities with this case came when sourcing a lender. Guy needed to find a lender who would feel comfortable with the initial under value purchase of the property, and lend against the market value. In addition, sourcing commercial investment during the current COVID pandemic has not been easy due to uncertainty of the commercial market.
