Despite the challenges faced nationwide by the pandemic, it’s great to see specialist property finance lenders working hard to ensure funding for the commercial property sector is still available.
Recently we were approached by a client who we had previously assisted with the purchase of a motorbike showroom using a bridging loan, but now needed to refinance on to a longer term loan.
Originally purchased under value, the motorbike shop was purchase with bridging finance; a short-term solution to fast capital. Similar to this case study, bridging finance is often used to purchase a property before the debt is refinanced onto a longer term. Our experienced adviser Guy Nyirenda was looking to find a suitable, affordable refinance solution for his client.
However, complexities with this case came when sourcing a lender. Guy needed to find a lender who would feel comfortable with the initial under value purchase of the property, and lend against the market value. In addition, sourcing commercial investment during the current COVID pandemic has not been easy due to uncertainty of the commercial market.

Using their extensive relationships with specialist lenders in the market, Guy was able to secure a funding facility with Allica who agreed to finance the clients commercial investment, and were able to do so on standard terms.

With more than a growing interest in the specialist and commercial sectors of the mortgage market and a determination to obtain finance on the seemingly impossible, Julian decided to follow his passion and invest into Coreco, becoming a Director in 2010. His aim is to drive this business forward to become one of the strongest specialist finance teams in the industry, focusing on large residential loans for development/investment purposes and large property portfolios. Julian is also a proud member of the FIBA Executive Committee.
